The Data-Center and GPU Refinancing Wall
Dated note · August 13, 2026
Summary
- In this filing-based floor, identified principal mapped to legal maturity rises from $19.2B in 2030 to $29.9B in 2031, with another $14.7B mapped to 2032.
- That is an exposure map, not the amount that will be due: amortization, prepayment, conversion, and refinancing can reduce principal before maturity.
- Lender filings add about $1.4B of visible private-borrower principal and bring the observed maturity schedule forward to 2026–27. Undrawn commitments remain outside the bars.
What the chart measures
The company view is a floor of identified principal in borrower, project-vehicle, and lender filings; every row has an outstanding, held, drawn, or issued amount and a disclosed legal maturity. Nebius principal includes contractual accretion reported by the issuer and therefore exceeds the cash originally issued. The date view adds refinancing dates from filings and rating-agency reports. Press and trade-source data is shown separately from primary-source data in the chart. Amount basis, source class, and date type remain identified in the tables below.
Identified principal by year
Bars sum the rows below. Private-borrower amounts are lender-held funded principal and may represent part of larger financings. They do not show principal due in that year: loans can amortize or be prepaid or refinanced, and convertible notes may be converted, repurchased, or redeemed.
Rating-agency reports are treated as primary transaction sources in this chart, while the text and tables identify them explicitly. ARDs, anticipated maturities, and fully extended maturities are refinancing reference points rather than legal payment deadlines. Press and trade-source data is shown separately from primary-source data.
This view uses exactly the same 57 legal-maturity rows as By company, regrouped by financing type. ARDs and other refinancing dates appear only in Maturity + refinancing dates.

What is not in the bars
These financings are omitted for different reasons: the amount borrowed is unavailable, the maturity allocation is unavailable, the balance was subsequently repaid or settled, or a later issuance may have refinanced debt already in the chart.
The included lender filings also report $514.8M of undrawn commitments across CyrusOne, QTS, Ark, Hyscaleix, and Nscale. Those amounts are identified in the instrument table and excluded from the bars.

Primary-source refinancing dates
For this analysis, filings and rating-agency reports are primary transaction sources, with rating-agency provenance stated explicitly. These rows use anticipated maturities, ARDs, or a fully extended maturity rather than legal final maturities. The chart shows them separately from legal maturities.

One observed refinancing event
STACK’s March 2026 issuance repaid $400M of 2021-1 notes shortly before their March 25, 2026 ARD and $250M of 2023-1 notes about two years before their March 2028 ARD. This is one issuer event, not evidence of a market-wide pattern. SEC-filed repayment · prior ARDs
Why legal maturity still overstates the wall
Two instruments with the same legal maturity can leave very different amounts to refinance. One may pay principal down over time; another may leave most of it until the end. That final lump-sum payment is a balloon.
The issuer payment schedules make the distinction concrete. CoreWeave reported $35.551B of principal at June 30 but scheduled $4.413B in the rest of 2026, $6.184B in 2027, and $4.416B in 2028. TeraWulf reported $5.725B of principal maturities at June 30, of which $2.863B falls in 2030 and $2.025B thereafter. Those schedules are better measures of cash due, but they cannot yet be assembled consistently across every borrower and project in the sample.
What this supports
The filings support a concentration of identified legal maturities in 2030–32 within this $74.2B floor. They do not support a market-total refinancing estimate or a claim that $29.9B will be due in 2031. The actual amount will depend on amortization, conversions, prepayments, new draws, and future refinancing.
Scope and verification
- Primary-source standard: SEC-filed borrower, project-vehicle, or lender disclosures and transaction-specific rating-agency reports. Rating-agency provenance is identified wherever those rows appear in the text or tables.
- Primary legal-maturity layer: funded, outstanding, remaining, held, or issued principal and a disclosed legal maturity; there is no size cutoff.
- Primary refinancing-date layer: ARDs, anticipated maturities, and fully extended maturities from filings or rating-agency reports; these are shown separately from legal maturities.
- Secondary-source layer: adds closed or priced financings reported by established financial and data-center publications. These are shown separately from primary-source data and retain the source's amount basis and date type; proposed transactions remain excluded.
- Deduplication: borrower-reported debt totals supersede lender-held slices of the same debt. Private positions are grouped by canonical borrower, instrument, terms, and maturity; holdings are summed only across separate reporting funds.
- Timing: each amount uses the latest instrument-specific disclosure identified through August 13, 2026. CoreWeave and Nebius balances are generally as of June 30, with disclosed August draws added. Most lender-filed positions are as of June 30; the Hyscaleix and PIMCO positions are as of March 31. This is not a common-date balance sheet.
- Excluded: undrawn or unquantified facilities, debt without a usable maturity, repaid facilities, and lender positions that overlap borrower-reported debt.
- Not a complete market census: this is a floor assembled from visible public records; unidentified private debt remains outside it.
